As the Director of Development, the candidate will oversee the entire real estate development process, from initial concept to project completion. This includes managing the local project team, designs, budgets, timelines and ensure that projects align with organization strategies and financial goals.
The candidate is responsible for the successful execution of multi projects including new construction and rehabilitation. This role reports to the Head of Real Estate Development.
Leading and Over-seeing all phases of real estate development projects, including feasibility studies, design, construction and handover.
Key Responsibilities:
- Project Planning – Developing project plans and resource allocation, identifying project risks and developing mitigation strategies.
- Project Time Control – Tracking progress against the schedule and identifying potential delays.
- Project Cost Control – Ensure all project works are within allocated budget.
- Project Document Control - Overseeing all incoming and outgoing project documentation.
- Project Tender Process – Overseeing in all tender process / and documentation.
- Project Quality Control – Overseeing all samples of quality, workmanship and accuracy to shop-drawing.
- Compliance – Ensuring projects comply with all relevant regulations and legal requirements
- Reporting – Providing regular progress reports to senior management and stakeholders
- Managing and monitoring a team of real estate development professional, including staff and consultants
Requirements:
- A minimum of 15-20 years working experience in Real Estate Development, with a proven track record of successful project delivery.
- Bilingual in English and Japanese
- Degree in Architecture/ Quantity Surveying/ Civil/ Building Engineering
