Position: Real Estate Associate
Position Summary
The Real Estate Associate will support underwriting, analysis, and transaction execution across both direct real estate and private equity investment activities. Responsibilities include financial modeling, due diligence, market research, preparation of internal analysis materials, investment committee documentation, and various ad-hoc assignments. This position will also contribute to developing and maintaining underwriting tools and asset‑management reporting for the investment platform.
Essential Functions
Evaluate and model cash flows for potential acquisitions
Support pricing, structuring, and execution of live transactions
Perform data integrity analysis and identify issues that may impact pricing
Conduct historical and forward‑looking market research to assess performance trends
Prepare slides, charts, and tables for internal meetings and investment committee presentations
Assist in developing recurring underwriting and asset‑management reports
Monitor market trends and share insights with the broader investment team
Build ad‑hoc analyses and conduct high‑level research for new investment initiatives
Required Knowledge, Skills, and Abilities
Strong financial modeling and quantitative analysis skills, with the ability to interpret data and produce insights
Demonstrated interest in financial assets, capital structures, and real estate
Solid understanding of accounting concepts and financial statements
Excellent project‑management and problem‑solving capabilities
Strong interpersonal skills and the ability to communicate clearly in writing and verbally with all levels of management
Ability to work autonomously and in a collaborative team environment within a fast‑paced, deadline‑driven setting
High attention to detail while maintaining awareness of overall strategic objectives
Self‑motivated, highly organized, and capable of managing multiple tasks simultaneously
Excellent bilingual communication skills in both Japanese and English (spoken and written)
Education
Bachelor’s or Master’s degree in Finance, Economics, Real Estate, or a related business field preferred
Experience
3–6 years of experience in a fast‑paced environment such as a principal investment team, private equity firm, investment banking transactions group, or Big 4 transaction advisory/valuation practice
Hands‑on experience executing direct real estate, private equity, or debt transactions
Progressive experience within the real estate sector is highly desirable
Other Skills
Proficiency in Microsoft Word, Excel, and PowerPoint
Experience with Bloomberg and Capital IQ is considered an advantage
