Position: Real Estate Manager
As a Real Estate Manager, you will oversee new store openings, remodeling projects, and lease negotiations in alignment with the company’s business strategy in Japan. This role requires expertise in real estate, negotiation, and relationship-building with landlords, developers, and internal stakeholders.

Key Responsibilities

  • Develop and execute the real estate strategy for Japan, evaluating existing store locations and identifying opportunities for growth or repositioning.

  • Lead the full lifecycle of new store development, including market analysis, site selection, financial modeling, lease negotiation, and deal closure.

  • Monitor market trends and competitors across Japan’s key retail districts, shopping centers, and commercial facilities.

  • Establish store selection criteria and prioritize opportunities according to business and operational strategies.

  • Review financial statements, investment analyses, and contract terms for potential locations.

  • Build strong relationships with external stakeholders, including developers, department stores, and landlords, to secure favorable agreements.

  • Support sales growth by collaborating with Store Development and Field/District Managers.

  • Conduct regular meetings with partners to strengthen market knowledge and relationships.

Requirements

  • Established professional network with real estate developers, department stores, and major property companies in Japan.

  • Proven experience negotiating with international vendors, landlords, and developers for retail store openings.

  • Expertise in contract management, including legal documents and lease agreements.

  • Experience collaborating with design and construction teams on retail development projects.

  • Strong strategic presentation and communication skills for internal and external stakeholders.

  • Comprehensive understanding of Japan’s real estate market and retail industry trends.

  • Creative, flexible, and committed to maintaining high brand standards.

  • Ability to adapt across multiple retail formats, including shopping malls, department stores, and standalone stores.
