Company Overview

A global real estate investment management firm is seeking Acquisition Professionals (Director and Associate levels) to join its investment team in Japan. The firm manages diversified real estate portfolios and actively invests across multiple asset classes.

Role Overview

This position is responsible for executing real estate investment and acquisition activities for funds managed by the firm. The role covers the full investment lifecycle, including deal sourcing, underwriting, due diligence, and transaction execution.

The successful candidate will work closely with internal teams and external partners to identify investment opportunities and drive successful deal completion.

Key Responsibilities
Investment & Deal Execution
  • Source and evaluate investment opportunities across various asset classes, including logistics, data centers, residential, hospitality, and office properties.

  • Conduct financial analysis and underwriting to assess investment viability.

  • Develop investment strategies and asset-level business plans.

Due Diligence & Structuring
  • Lead and coordinate due diligence processes for potential acquisitions.

  • Review legal, financial, and operational aspects of target assets.

Negotiation & Transaction Management
  • Negotiate commercial terms for purchase agreements and related contracts.

  • Manage the transaction process through to closing.

Internal Coordination & Reporting
  • Prepare investment proposals and presentation materials for internal approval committees.

  • Collaborate with internal stakeholders across investment, legal, and asset management teams.

  • Maintain accurate documentation throughout the deal lifecycle.

Candidate Profile
Experience
  • Significant experience in real estate acquisitions (typically around 10+ years for senior-level roles).

  • Experience in logistics assets and/or data center investments is highly preferred.

Skills
  • Strong financial modeling and analytical capabilities.

  • Excellent negotiation and communication skills.

  • Ability to work collaboratively within a team-oriented environment.

Qualifications
  • Real estate transaction certification required.

  • Additional certifications in real estate securitization or appraisal are advantageous.

Language
  • Business-level English proficiency preferred.
