A global real estate investment management firm is looking for a Director-level Acquisition Manager to join its Japan investment team. The firm manages diversified real estate portfolios and actively invests across multiple asset classes.
Role Overview
This role is responsible for leading real estate acquisition activities for investment funds. The position covers the full transaction lifecycle, including sourcing opportunities, evaluating investments, conducting due diligence, and executing deals.
The successful candidate will play a key role in identifying high-quality assets and driving transactions from initial evaluation through closing.
Key Responsibilities
Investment Sourcing & Evaluation

Identify and originate investment opportunities across asset classes such as logistics, data centers, residential, hospitality, and office properties.

Conduct financial analysis and underwriting to assess feasibility and returns.

Develop investment strategies and asset-level business plans.
Due Diligence

Lead and coordinate due diligence processes, including financial, legal, and operational assessments.

Work with internal and external stakeholders to evaluate risks and opportunities.
Negotiation & Execution

Lead negotiations for purchase agreements and related contracts.

Oversee the transaction process through to successful closing.
Internal Approvals & Reporting

Prepare investment materials and presentations for internal approval committees.

Maintain clear and accurate documentation throughout the acquisition process.
Candidate Profile
Experience
-
Approximately 10+ years of experience in real estate acquisitions.

Experience with logistics assets and/or data center developments is highly desirable.
Skills

Strong financial modeling and analytical capabilities.

Excellent negotiation and stakeholder management skills.

Team-oriented with the ability to collaborate across functions.
Qualifications

Real estate transaction certification required.

Additional certifications in real estate securitization or appraisal are a plus.
Language

Business-level English preferred.
