Role Summary

The company seeks an on-site Project Manager to oversee daily construction and development activities in the Kutchan area.
The role requires strong coordination skills, attention to detail, and the ability to work closely with contractors and stakeholders on the ground.
Adaptability to changing project conditions and adherence to quality, timelines, and budget expectations are essential.

Key Responsibilities

  • Monitor construction progress and ensure alignment with project plans and schedules

  • Conduct on-site inspections to confirm quality, compliance, and overall status

  • Record detailed meeting minutes and follow up on all action items

  • Communicate with clients, contractors, subcontractors, suppliers, and consultants

  • Identify potential delays or issues early and lead proactive problem-solving activities

  • Support operational tasks and pre-sales preparation

  • Maintain site documentation and provide regular updates to internal teams

  • Produce weekly reports on milestones, challenges, and budget considerations

  • Ensure site safety, cleanliness, and regulatory compliance at all times

  • Travel within Japan when required for project-related matters

Requirements

  • Minimum three years of experience in project management or a similar role within property development

    • Candidates with less experience may be considered for an Assistant Project Manager position

  • Residence in, or willingness to relocate to, the Niseko/Myoko/Hokkaido region

  • Daily on-site presence required (no remote work)

  • Valid Japanese driver’s license

  • Ability to work effectively in fast-paced or small-team environments

  • Strong organizational and communication abilities

  • High attention to detail and capability to manage multiple deadlines

  • Proficiency in Microsoft Excel and Word

  • Bilingual English and Japanese communication skills

  • Ability to report in English, communicate with on-site vendors and architects in Japanese, and meet with certain clients in Cantonese and English
